Do I need to be pre-approved for a construction loan?

Unless you are paying cash for your custom home project, you will need a construction loan to pay for the materials and labor, and you can use it to buy the land as well.

Construction loans for custom homes are a little more complicated than conventional mortgage loans because you are borrowing money on something that doesn’t yet exist. The bank will want assurances that you and your home builder can get the house built on time and on budget.

Can we use our own home plans?

We'll discuss costs, options, and other considerations to help you make the best decisions possible. How do we confirm our land is suitable for building on?

Helton Construction can provide a lot assessment to help you understand the costs of building on your lot and if further testing is needed. There are many different soil types and land considerations that must be planned for or mitigated before we can start building your dream custom home.

What if our lot or land requires well and septic?

Helton Construction can provide the permitting and installation for both well and septic that the State of Colorado requires. If a property is not served by a municipal sewer system, you'll need a septic system. If you know that municipal water is available on the property, chances are (but, not always) the property is also served by a sewer system.

If the property relies on a well for water, or if it's outside of city limits in a rural area, you'll probably need to install a septic system (which handles the waste water from your property only). All land in Colorado is subject to state and local laws governing the installation and maintenance of septic systems.

Is there an average price per square foot for a custom home in Colorado?

Custom home pricing is based on many things, number of floors, type of architecture, overall square footage, interior and exterior features, and more. Helton Construction works with our buyers to build them the best custom home possible that falls within their budget and beyond their expectations.

The bigger the home or the more complex the home the more you can expect to pay. By building a custom home, you can tailor-fit your house’s features to suit any need, whether it’s additional bedrooms, a basement, specialty rooms, or a nice porch and garage.

Is it more expensive to build a custom home?

Custom home do not necessarily cost more than a pre-built standard home. It really depends on the choices you make for your home. Helton Construction will consult with you about the available finishes and grades of finishes.

In a neighborhood development, a home builder may choose finishes or products that are less expensive to keep the price competitive. You could choose the same quality of finishes and materials as some of the standard neighborhood developments, your home would be in the same price range.

When considering a new home construction project, it's important to plan ahead. Starting with pre-construction services may not the first thing you might consider when planning a new custom home build, but it can mean the difference between a well-planned construction project and one that can leaves you over-budget.

Can we make changes during the construction process?

When working with Helton Construction, we focus on having all of the selections made prior to construction start, however we realize that changes along the way are part of the custom home construction process. We will let you know throughout the process when changes are allowable and when they are not. Change orders fees can apply for items changed after construction on your new custom home begins.
